I came to ReMax in 1996 as an assistant. From the very beginning I treated real estate like a job – at the office by 8 am or 9 am every day and leave at 5 pm or 6 pm. I learned by listening and watching other agents. I only lasted 5 months as an assistant. If you know me, you know I am not assistant material. Most of the time I want to be a chief and have always wanted to march to the beat of my own drum. I am not a follower unless you are a damn good leader! I spent the last couple of months as an assistant creating my marketing plan to hit the ground running as an agent on January 1, 1997. I had professional photos taken, put myself on a billboard, created letters, a database of everyone I knew at the time, took field trips all over the Lakeway area to familiarize myself with subdivisions, etc. The agent I was an assistant to rented houses for customers and clients. He would find a tenant and in turn, the owner would pay him a month’s rent. I guess you could say that was the birth of my property management career. I kept this up when I started on my own and in 2003, Krenzer Property Management was born. No one had a property management company at the time and many of my fellow agents thought I was crazy but I thought it was a great niche market. Again, I was setting myself apart and doing something no one else was doing in this area. In December 2015 I sold Krenzer Property Management, Inc. to focus on my real estate practice (after 20+ years – I still love it!!) and managing the real estate my husband and I own. When I sold Krenzer Property Management, Inc. we were managing 200 properties plus my 82 and 5 HOA/POA’s (Homeowners/Property Owners Associations).
I love to learn so I took every designation course I could and have many certifications (GRI – Graduate Realtor Institute, CRS – Certified Residential Specialist, ABR – Accredited Buyer’s Representative, SRES – Senior Real Estate Specialist, CCIM – Certified Commercial Investment Manager) and I have been a principal broker for almost 12 of my 20+ year career. I knew investment real estate from buying and selling my own properties and really liked it so I expanded my horizons into commercial real estate. My specialties are commercial leasing and management, investment property, office/multi-purpose/retail building sales, business sales with or without real estate, and commercial land sales. I have a strong desire to get into developing and hope to do that with a good friend/client in 2018 (I bought some land along the way, too!!). As for residential sales – first home buyers, land, lake property, farms, high-end residential – I have made myself learn as much as I can about every aspect of the real estate business. I am a life-long student and I truly love every aspect of the real estate business!! And now at age 56, I am reinventing myself by learning about a new way to market. Again I am trying to set myself apart and do something most people are not doing.
